Property Audit

Property is usually a business’s largest asset and one of its least examined risks. Title that looks clear can carry a defect buried generations back. A lease that runs the operation can contain a termination right or a renewal trap that puts the whole business on uncertain ground. Encumbrances, unapproved construction, and missing approvals can …

About Property Audit

A property audit interrogates the questions that decide whether a property is safe to rely on. For owned property, our team examines the chain of title, the mutation and revenue records, the encumbrances and charges, the approvals and sanctioned plans against actual construction, and the statutory clearances the property requires. For leased premises, which run most operations, we examine the lease itself: the term and renewal mechanics, the lock-in and exit rights, the rent-escalation and deposit terms, the assignment and sub-letting restrictions, and the obligations that could disrupt the business if a landlord chose to enforce them.

What distinguishes Law Mahaguru is that we audit property with the future event in mind, the loan, the sale, the dispute, or the relocation, because that is when latent defects become real problems. A title defect is irrelevant until you try to mortgage or sell. A lease termination right is harmless until the landlord exercises it. An unapproved structure is invisible until an authority notices. We surface these in advance, when they can still be cured or planned around, rather than after they have crystallised into a crisis.

The value is security and optionality. A business that has audited its property knows whether it can borrow against it, sell it cleanly, or rely on it for the long term, and it can address title and approval defects while there is time. We have helped clients uncover encumbrances and lease vulnerabilities that would have derailed a financing or a relocation, in time to manage them deliberately.

We conduct property audits for businesses with significant owned or leased premises, companies preparing to use property as security or to transact, and organisations that want certainty about the ground their operations sit on. Each receives a clear assessment of title, encumbrance, lease, and compliance risk.

The ground under your business deserves to be as sound as you assume it is. Law Mahaguru confirms that it is. Tell us about your property and leases, and we will examine the legal foundation beneath them.
